Those familiar with Southeast Tulsa will immediately recognize that we are situated just across Memorial from Woodland Hills Mall, which means we are within walking distance to some of Tulsa's best shopping, dining and entertainment resources. But that's not all. Virtually our every need is close at hand to Shadow Mountain Condominium residents. Nearby office complexes house every sort of professional service one could need. A new Wal*Mart SuperCenter is just across the street, as are auto repair resources, dry cleaners, banks & fitness centers. And if you happen to work nearby -- or from home, as many of us are doing these days -- you may find your automobile getting a bit lonely...albeit safely resting under your convenient covered parking slip. This daunting security feature has made our families safer and our property investments more valuable. Owners & residents have access to the Shadow Mountain Condos grounds via a secure pass code through the vehicle gate at the North entrance (off S. 63rd Place E.) and via several pedestrian gates into adjoining Tulsa City Boots Park. Visitors and delivery personnel can call residents from a directory at our North gate to request remote entrance. Emergency access is provided to law enforcement, fire and ambulance service. A remote control for the two vehicle gates is available to owners & residents meeting certain security requirements established by the Board of Directors. The second vehicle gate, located at our South entrance (off S. 66th Street E.), is accessible only by remote control.

Of course these projects are eminently tasteful -- and always subject to board approval. Speaking of which, Shadow Mountain Condominiums has an active Board of Directors that oversees our community welfare in every appropriate way.  We pride ourselves in a clean, attractive, well-maintained community, and we keep the finances well in order, too. Site management is top notch, conscientious and owner/resident friendly. Our owner/occupant ratio is among the highest in comparable Tulsa condominium properties.

Pets are welcome at Shadow Mountain Condominiums, provided their owners follow our regulations on cleanliness and control of their animals. We continually have wildlife around our community, too.  Squirrels, rabbits and a variety of birds abound. We also see the occasional migratory waterfowl that stop at the watershed in adjacent Boots Adam Park. Boots Park forms our Western boundary. You can clearly see how Boots Park gently cups our perimeter in the satellite maps. 'Our park' is immaculately maintained by The City of Tulsa. The park features sturdy & safe recreational equipment for the youngsters, a basketball court for the older crowd, and a well-marked jogging/walking trail with exercise stations that help assure we get a thorough cardiac workout.

Our spacious, attractive clubhouse is available for parties and meetings. Dual pools provide for both our kids' Summer fun and a bit of privacy for grownups desiring a more subdued atmosphere for their adult relaxation. Our pools are typically open from mid May through mid September. Our pool is fenced & gated, accessible only by a keypad code to prevent our youngsters from venturing into trouble.


Our campus is not a cramped place, either. Our developer left a number of open courtyards scattered among our 46 residence buildings. These open spaces make for pleasant breaks in scenery from rock, concrete paving  and wood siding. Our many paved walkways provide almost infinite walk paths for our morning or evening strolls. You never know where you'll end up when you take a walk around our campus. It's only a few yards more from any of our perimeters to a movie, a little shopping, or a delicious meal -- one that no one has to cook & clean up after...



About Us

Shadow Mountain Condominiums were completed in 1983 by noted local developer Never Fail. Our complex was constructed in four (4) distinct phases, each of which maintains a separate Board of Directors and which operates as a discrete financial entity. These separate boards cooperate on overall community matters. Likewise, all our common areas are owned & maintained as a single entity. Each individual unit has an ownership interest in all the complex's common elements (pool, clubhouse, streets, walkways, etc.). We have 436 separate units when the four (4) phases are combined.
